We produce with that in mind from the outset: hard-wearing materials, finishes chosen for repeated cleaning, upholstery built to the relevant fire performance standards, and construction detailed to survive the way hospitality spaces are actually used. Where a piece will be repeated across keys or covers, we lock the specification once and reproduce it faithfully, so the last room matches the first.

1. Package and feasibility. Send your FF&E schedule, drawings or moodboards. We review feasibility, propose materials and detailing, and flag anything worth refining before it costs you time or budget.
2. Samples and pricing. We prepare material and finish samples and quote transparently, line by line, so your design and procurement teams can decide with confidence.
3. Prototyping and sign-off. For repeated items we produce prototypes and detailed shop drawings, so a guest room or a dining cover is approved once and then made faithfully across the run.
4. Production and quality control. Pieces are made to specification across our workshop network, with quality control at each stage and a programme aligned to your construction sequence and opening date.
5. Phased delivery and installation. We coordinate freight, customs, site delivery and installation in phases, working alongside your project team, and stand behind the work after handover.

Common questions
Do you handle complete FF&E packages or only single items?
Both. We coordinate complete FF&E packages for hotel openings and refurbishments (furniture, joinery, lighting, decorative craftsmanship and timber flooring) with one point of contact from brief to installation, and we also make single statement pieces where off-the-shelf cannot meet the brief.
A full package is split by discipline before it is placed: casegoods and lacquer go to joinery partners, seating to upholstery workshops, lighting to lighting makers and decorative work to specialists, all working to the same drawings and control samples. That is how the timber in a bar reads with the timber in the banquettes beside it. Behind the studio sits a network of fifteen partner workshops and factories, including a Leicester workshop with more than three decades of hospitality production and an Istanbul factory shipping 30+ containers a month for larger runs. Hotels and restaurants we have made for include Claridge's, The Lanesborough, The Ned and Gymkhana. Whatever the scale, the studio holds the specification and the programme.
Do you work to designer drawings?
Yes. Most commissions start from your concept or technical drawings. We advise on feasibility, materials and detailing, prepare samples, produce shop drawings or prototypes for sign-off, and then manufacture across our specialist workshops to your specification.
Are pieces made to contract standard for hospitality use?
Yes. Hospitality pieces are built to contract durability, with materials, joinery details and finishes specified for daily use, repeated cleaning and heavy point-loads at corners and contact surfaces.
Upholstery is built to BS 5852, Crib 5 or other fire-performance standards as the brief requires, with compliance confirmed at sample stage rather than assumed at delivery. Frames are hardwood and made to be re-covered, finishes are chosen for the cleaning regime they will face, and impact damage to edges and corners can usually be repaired on site by our finishers. Luminaires are certified to the relevant safety standard, such as EN 60598-1. Where certification is needed we request certificates from the partner workshop at specification stage (ISO 9001 quality management at our Istanbul partner factory, FSC and PEFC chain of custody for timber), so your procurement team and the contractor's quality plan have the paperwork from the start. Prototypes of repeated items are signed off before the run begins.
What are typical lead times for a hospitality FF&E package?
Most discrete pieces take 10 to 14 weeks from approved drawings and fitted joinery 12 to 16 weeks, while decorative craftsmanship such as marquetry, gilding or hand-carving needs the longest runway; a full FF&E package is planned as a programme around your opening date.
Hospitality programmes run backwards from a date that does not move. We agree the programme at brief stage, flag long-lead items (Murano glass lighting at 14 to 18 weeks, quarried stone, bespoke ironmongery and contract fabrics) so they are ordered against drawing approval, and prototype repeated items early so the run can start the moment a sample room is signed off. Production is sequenced to site readiness, with float built into delivery rather than manufacture, and finished pieces can be held in protected storage and delivered in phases by floor, room type or opening date. Progress is reported against the programme weekly. Where a date is genuinely impossible, we say so at quotation, not at week twelve.
Do you deliver and install internationally?
Yes. We manage freight, customs and on-site delivery internationally, and coordinate installation with your project team. Recent hospitality commissions have shipped to London, the French Riviera and across Europe and the United States.
Can you work on phased deliveries for a hotel opening?
Yes. Hotel openings often need furniture phased to match site readiness. We sequence manufacturing to your programme, hold finished pieces in protected storage where needed, and deliver in waves aligned to floors, room types or opening dates.
